Mixed-Use School Design Guidelines & Site Concepts

In this partnership with Toronto Lands Corporation (TLC), the Toronto District School Board (TDSB)’s real estate services provider, our team developed design guidelines and concept models for redeveloping mixed-use schools on lands already under TDSB ownership, with guidance from TLC, TDSB, and Metrolinx staff. The guidelines explore the compatibility of different uses – particularly residential and community uses – when co-located with a school and their potential to optimize the use of public resources while prioritizing student well-being and the needs of the school board. Guided by a “school first” approach, design elements including site access, built form, and outdoor activity space are configured to minimize conflicts between the functions and users of the overall building.
The scope of work includes a jurisdictional scan of existing mixed-use school models, a literature review of mixed-use school guidelines and policies, and the production of concept plans for existing TDSB-owned sites that informed our guidelines.
These guidelines are currently for our client’s internal use only but they may become public in the future.
